An accessory dwelling unit (ADU), also known as a granny flat, in-law suite or backyard home is a secondary housing unit on a lot with an existing single-family home. An ADU is an independent unit with its own kitchen, bathroom, living areas, and entrance. ADUs can be built from the ground up or by converting existing structures, such as garages. Backyard homes are a great way to increase your property value and provide extra space for family members. Additionally, an in-law suite can be a source of additional income if rented. ADU TYPES​​
DETACHED ADU
A detached accessory dwelling unit is an independent structure with its own entrance and amenities. Detached ADUs are the most convenient type for long-term rental. The accessory dwelling will receive a separate address and independent utilities.
ATTACHED ADU
If the lot does not have enough space for a stand-alone ADU, an attached secondary dwelling is a great solution. Even though it is attached, yhe ADU still requeres its own entrance, kitchen and bathroom. The ADU can be attached to the main house or a garage, and it can also be added as a second story.
GARAGE TO ADU CONVERSION
The most common and affordable accessory dwelling units are garages converted into habitable homes. This type of conversion maximizes efficiency by utilizing existing framing and eliminates the need to provide additional parking spaces.
JUNIOR ADU
A junior accessory dwelling unit (JADU) is a new type of ADU in California. A JADU must be located within the primary residence and cannot be larger than 500 sqft. It also requires a separate entrance and kitchen. The JADU can share bathroom facilities with the main house.
